Summary

The purchase of agricultural land will often be the largest purchase any new producer will face. At the other end of the business life-cycle, the sale of agricultural land is often used as retirement funds for those exiting the industry. Thus, agricultural producers are faced with a daunting task of making a decision at the very beginning of their production endeavor that will have lasting implications on their quality of life when they decide to retire. At both ends of the spectrum, both buying and selling, are realtors that assist in the decisions and ultimately play a large role in determining the net worth and profitability of an agricultural operation. While these real estate professionals are well versed in completing real estate transactions, they often lack the knowledge to best serve those looking to purchase or sell land intended for agricultural uses. An Extension program was developed to address the need to educate real estate professionals regarding desirable quality characteristics of land, laws pertaining to agricultural land, and best management practices so they may better serve clientele wanting to purchase land. These same characteristics serve real estate professionals that are providing a service to retiring farmers/ranchers as they can identify desirable quality characteristics to highlight to potential buyers. Another benefit of this education is Extension education is reaching an untapped audience that are often the first to identify beginning farmers/ranchers. Real estate professionals become a partner to Extension education as they are able to inform beginning farmers/ranchers of the role Extension plays in the agricultural community.
